What you’ll do As Manager, Maintenance, you’ll lead a critical function that supports the quality, safety and compliance of community housing across South Australia. With a strong focus on safety, value for money and tenant experience, you’ll make informed decisions that balance operational priorities with a tenant-centred approach that respects the needs of individuals, families and vulnerable communities. You’ll guide internal teams and external providers to deliver responsive maintenance, compliance activities and property condition programs. You’ll build a respectful and accountable team culture, strengthen contractor performance, improve systems and reporting, and contribute to long-term asset planning that supports sustainable housing outcomes. You’ll be trusted to make a valuable impact by:

  • Leading responsive, urgent and cyclical maintenance across a diverse community housing portfolio.
  • Managing contractors, trades and suppliers to ensure quality, safety, timeliness and compliance.
  • Prioritising maintenance based on risk, compliance, safety and tenant impact.
  • Managing approved contractor panels, procurement requirements, performance standards and safety documentation.

What you’ll bring To Thrive In This Role, You Will Have

  • A trade qualification, building/construction background, or equivalent facilities or maintenance management experience.
  • Demonstrated experience managing maintenance operations across residential, community or social housing portfolios.
  • Strong understanding of WHS legislation, statutory compliance, building standards and risk management.
  • Proven ability to lead teams, manage contractors and support high-quality service delivery.

We Would Also Love You To Have

  • Diploma-level qualifications in property, building or facilities management.
  • Strong financial literacy, including budget management, forecasting and cost control.
  • Experience using maintenance systems, asset data, dashboards or performance reporting.
  • Knowledge of asset lifecycle planning and long-term maintenance strategies.
