About the Role

We are seeking a driven Sales and Marketing Specialist (Residential) with experience in property development or project-based residential sales. This role is focused on managing the sales lifecycle of residential land and off-the-plan products, supporting project marketing campaigns, and engaging with buyers, investors, and stakeholders across development projects.

The position requires a commercially minded professional who understands residential development cycles, project release strategies, and buyer engagement within master-planned communities.

Key Responsibilities

·      Manage sales and marketing activities for residential land estates and off-the-plan development projects

·      Engage with buyers, investors, and stakeholders throughout the full sales lifecycle, including enquiry, negotiation, and contract stages

·      Coordinate project release strategies, including pricing, market positioning, and sales campaign execution

·      Develop and implement targeted marketing initiatives aligned with project timelines and development milestones

·      Liaise with internal development and project teams to align sales activity with construction and delivery schedules

·      Analyse residential market trends, buyer demand, and competitor activity to support strategic decision-making

·      Prepare sales reports, forecasts, and project performance updates for senior management

·      Assist in the coordination of project launches, display promotions, and investor engagement activities

·      Maintain strong relationships with external agents, channel partners, and referral networks

Key Requirements

·      Demonstrated experience in residential property development, project marketing, or off-the-plan sales environments

·      Strong understanding of land estate sales, master-planned communities, or development-led residential projects

·      Experience managing investor and buyer relationships across structured sales pipelines

·      Strong negotiation, communication, and stakeholder engagement skills

·      Ability to work within project timelines and coordinate sales activity across multiple developments

  • Tertiary qualifications in Property, Business, Marketing, or related field (preferred)

Desirable Experience

  • Exposure to property development or project marketing environments
  • Experience with residential land sales or staged development projects
  • Basic understanding of project feasibility, pricing, and development lifecycle processes
