Project Manager | Multi-Residential | Property Developer - Brisbane


Our client is an highly regarded, established, design-led property developer with a strong track record of delivering premium multi-residential and mixed-use developments across Brisbane. With an expanding pipeline of projects, they are looking to appoint an experienced Project Manager to join their high-performing delivery team.


About the Role

Working closely with senior leadership and the broader development and construction teams, you will take ownership across key stages of project delivery — from design and approvals through to completion. You’ll bring a strong understanding of construction, commercial outcomes and project strategy, ensuring projects are well considered and positioned for successful delivery from the outset.


What You’ll Be Doing

  • Working closely with the development team to manage design, procurement and approvals, ensuring consultants remain aligned to the brief, budget and programme
  • Leading and participating in design development meetings across a range of delivery models
  • Managing Early Contractor Involvement (ECI) processes, including cost, programme and scope coordination
  • Partnering with Development Managers to oversee the design management process, from consultant appointments through to resolving design issues and achieving project milestones
  • Challenging design outcomes through a construction and buildability lens, identifying opportunities for value management and cost optimisation
  • Managing authority, statutory approval and compliance processes to maintain project momentum
  • Coordinating utilities, authority requirements, asset protection permits and early works activities, including demolition contractors
  • Managing relationships across a diverse stakeholder group, including councils, authorities, neighbours, tenants and transport agencies
  • Supporting cost planning and commercial decision-making alongside QS teams and contractors
  • Reviewing planning and design documentation to identify buildability risks, potential issues and value opportunities
  • Managing tender processes across demolition, early works, builders and specialist contractors, ensuring scope, safety and compliance requirements are met
  • Monitoring contractor performance throughout construction and representing the developer at project control group meetings
  • Managing contractual matters including variations, extensions of time, delay claims and associated responses
  • Driving project completion and handover, including defects, certifications, warranties and O&M documentation
  • Developing project cost and programme data to support future feasibility, forecasting and project planning
  • Monitoring project cashflow and expenditure against approved feasibility and funding parameters


What You’ll Bring

  • A relevant tertiary qualification in property, construction, engineering, design or a related discipline, or equivalent industry experience
  • At least 2 years’ project management experience within a client-side, property development or construction environment
  • Experience delivering multi-residential and/or mixed-use projects
  • Exposure to tendering, ECI processes and D&C contract negotiations
  • Strong proficiency in Excel and MS Project
  • Strong communication and stakeholder management skills, with the ability to confidently work across seniority levels
  • A genuine interest in design-led development and delivering high-quality project outcomes
  • A proactive, commercially minded approach with strong attention to detail
